Redevelopment Opportunities

Capitalizing on the established transportation networks of the Historic City, your imagination is the limit for exciting redevelopment. The city is actively working in partnership with current owners and developers to redevelop specific areas and neighborhoods, and your involvement is welcome. Individual redevelopment areas are noted below:

Derby

Goal: The long-term goal is to redevelop the entire Derby area, using the desires of the local community in combination with the city's vision in planning a new commercial area to revitalize this northern part of historic Commerce City.
City's Priority: The city is giving high priority to this redevelopment project and is actively working with potential developers to further define this vision.
Description: While Derby is currently home to operating businesses and organizations, it also has several vacant structures. Environmental conditions exist and may include possible soil and groundwater contamination from two onsite sources.
Location: Triangle of 72nd Avenue, Highway 2, and Magnolia St.
Size: 55 land parcels

Wembley Greyhound Park

Goal: Wembley Park is seen as a significant redevelopment site that can further unite the two geographic areas of the city. The site has great access from Highways 85/6 and 2, and sits just north of I-270. It is envisioned as a commercial, mixed-use area that augments the entertainment currently available with restaurant dining and more.
City's Priority: The city is giving high priority to this redevelopment project and is actively working with the Wembley organization and potential developers to further define this vision.
Description: In its past, Wembley Park drew great numbers of visitors to fill its huge parking area. Today, it continues to draw crowds for live and satellite greyhound racing though at a magnitude nowhere near its past, which makes its large parking lot a prime site for redevelopment.
Location: Center of the Historic City along Highway 85/6 and Highway 2 between 62nd and 64th Avenues
Size: Wembley Park is a 65-acre property.

Ivy-K Shopping Center

Goal: In combination with Wembley Park, the Ivy-K site offers tremendous potential as an extension of the Historic City's central redevelopment. It could offer extended mixed-uses, as well as retail and residential applications.
City's Priority: The city is giving high priority to this redevelopment project and is eager to work with the owner and potential developers to further define this vision.
Description: For the past two decades, Ivy-K was anchored by King Soopers and housed many tenants. Since the relocation of the supermarket in 2004, however, the center has steadily lost customer traffic and tenants. It is now up for sale.
Location: Immediately east of Wembley along 64th Avenue between Ivy & Kearney.
Size: Ivy-K Shopping Center comprises 15.5 acres.

I-270 and Highway 85

Goal: As the southern gate to Commerce City with prominent visibility from I-270, this area could be better maximized as a commercial property.
City's Priority: The city is giving moderate priority to this redevelopment project and is eager to work with the current owners and potential developers to further define this vision.
Description: Currently, 3 owners operate 9 tenants in the area. The site is highly industrial at present, though it sits just south of a string of fast food restaurants lining the Highway 85/6 corridor around 60th Avenue. Directly across Highway 85/6 is a Super Wal-Mart, which has been highly successful in the area for several years.
Location: Northwest corner of I-270 junction with Highway 85/Vasquez Blvd.
Size: 55 acres
